DEVELOPMENT CONCEPTUAL DESIGN

PROJECT NAME: DEVELOPMENT CONCEPTUAL DESIGN OF ERF 5217 – EAST LONDON

CLIENT: TRUE GROUP BUILDING (PTY) LTD

PROJECT DESCRIPTION:

Erf 5217, East London is a strategic piece of land that is situated along the N6. True Group Building (Pty) Ltd requested Tshani Consulting C.C. to prepare a Development Concept Plan for Erf 5217, East London with the best possible land uses. In order to adhere to the client’s request, Tshani Consulting C.C. initially undertook a Land Use Feasibility Study to ascertain the existing and future land uses of the surrounding properties. The outcome of the Land Use Feasibility Study dictated that a “Live”, “Work” “PLAY” development would be most suited to the area. Based on this outcome, Tshani Consulting C.C. produced a Development Concept Plan which contained the following land uses:

  • Offices Blocks
  • Offices
  • Town Houses
  • Walk-ups
  • Open Spaces
  • Landscaped Areas
  • Pave Roadways
  • Water Feature

TOWNSHIP ESTABLISHMENT

PROJECT NAME: TOWNSHIP ESTABLISHMENT FOR MZAMOMHLE INFORMAL SETTLEMENT PHASE III

CLIENT: BUFFALO CITY METROPOLITAN MUNICIPALITY

PROJECT DESCRIPTION:

Tshani Consulting C.C. was appointed by Buffalo City Metropolitan Municipality to design an appropriate layout for this growing settlement to achieve the following objectives:

  • Controlling the haphazard growth.
  • Discouraging illegal occupation of land.
  • Facilitation of installation of infrastructural and social services.
  • Creation of additional sites for future housing needs of the area.
  • Upgrading of tenure rights for the community.
  • Broaden the economic tax base of Council.
  • The outcome of the designing of the layout produced 1 553 residential sites, 3 church sites, 1 crèche site, 1 community centre site, 1 Primary school site, 1 business zone site and 5 open space sites. The main objective leading to the designing of the layout was solely based on achieving a sustainable development through the introduction of the various community based social facility sites.

PROJECT NAME: LAND AUDIT – MOUNT AYLIFF & MOUNT FRERE

CLIENT: ALFRED NZO DISTRICT MUNICIPALITY

PROJECT DESCRIPTION:

Alfred Nzo District Municipality (ANDM) is predominantly rural in nature and the challenge for the district is to have a seamless and sustainable development within the urban core and its edges. To do so, ANDM appointed Tshani Consulting C.C. to initiate a data collection procedure that will aid them in collecting revenue from its rates payers and its properties in Mount Frere and Mount Ayliff. This initiative will subsequently serve as a major boost to their fiscal turnover, thus reducing the issues of financial seepage.
